A mortgage calculator usually starts with principal and interest, but a real housing budget often includes property tax, insurance, PMI, HOA dues and closing-cost decisions.

Principal and interest are the core loan payment
The standard fixed-rate mortgage formula uses loan amount, annual interest rate and loan term. The payment stays level for a fixed-rate loan, while the interest and principal split changes over time.
A 30-year term usually lowers the monthly payment compared with a 15-year term, but it can increase total interest. A shorter term can do the opposite.
Escrow items can move the real monthly budget
Property tax and homeowners insurance are often collected through escrow. They can change even if the mortgage principal-and-interest payment does not.
PMI may apply when the down payment is low. HOA dues, flood insurance and special assessments may also affect affordability but are not always part of the lender payment.
Examples to check before comparing houses
Example 1: A $350,000 loan at the same rate can feel very different if annual property tax is $3,000 in one area and $8,000 in another.
Example 2: A lower down payment may preserve cash, but PMI can raise the monthly cost until cancellation conditions are met.
Example 3: An ARM, buydown or refinance assumption can change future payment risk, so fixed-rate estimates should not be treated as a guarantee.
